This Privacy Policy explains how Breezy Note Buyers LLC, doing business as "Breezy" ("Breezy," "we," "us" or "our"), collects, uses and shares personal information when you visit breezyapproach.com (the "Site"), request a cash offer, or talk with us about selling a mortgage note.
Information we collect
Information you give us
When you request an offer or contact us, you may give us:
- Contact information, such as your name, email address, phone number and mailing address.
- Property information, such as the property's address, sale details and other information about the property that secures your note.
- Note and payment information, such as the terms of your note, its balance and payment history, and other information about the loan and the borrower.
- Letter reference number: if you received a letter from us, the reference number you enter on our form, so we can connect your request to that letter.
- Documents and records related to your note, the property or a sale, such as loan, title, payment, insurance and closing documents.
- Any other information you choose to share with us by phone, email, letter or through the Site.
Please don't send Social Security numbers, bank account numbers or similar sensitive information through the Site. If we need that kind of information later, we'll tell you how to provide it securely.
Information about the borrower
Information about a note usually includes information about the borrower who makes the payments. By sharing it with us, you confirm that you have the right to share it so we can evaluate and buy your note.
Information collected automatically
- Basic technical information, such as your IP address, browser type and the pages you visit. Our web host keeps standard server logs of this information.
- Spam protection: when you submit our offer form, we store a scrambled, one-way version of your IP address to help prevent spam. We don't store your actual IP address with your request.
- Form progress: while you fill in our offer form, your answers are saved temporarily in your own browser tab, so a page refresh doesn't erase them. They're cleared when you submit the form or close the tab, and nothing is sent to us until you submit.
Information from other sources
We may get information about you or your property from public records (such as county property records), from title, appraisal and closing companies, and from data providers we use to send mail to note holders.
Address suggestions from Google
Our offer form can suggest property addresses as you type, using the Google Maps Platform from Google LLC. When you type in the street address field, what you type is sent from your browser to Google so it can suggest matching U.S. addresses. Google also receives the technical information browsers normally send, such as your IP address. Google's use of this information is covered by the Google Privacy Policy.
You don't have to use the suggestions. You can type the address yourself. We keep only the address you submit, not the suggestions Google shows.
Customer videos
Our Testimonials page shows customer videos hosted by VocalVideo. When that page loads, your browser connects to VocalVideo, which may set its own cookies and collect information about how the videos are viewed, under the VocalVideo Privacy Policy.
Cookies
Our own pages don't use advertising or analytics cookies. WordPress, which runs the Site, sets cookies only for our staff when they log in. Content from other companies, such as Google address suggestions and VocalVideo, may set their own cookies. Most browsers let you block or delete cookies.
How we use information
We use personal information to:
- evaluate your note and prepare an offer;
- answer your questions and keep in touch with you about your request;
- complete a sale if you decide to move forward, including the appraisal, title insurance and closing;
- keep records of our inquiries and transactions;
- run and protect the Site, and prevent spam and fraud; and
- follow the law and protect our rights and the rights of others.
How we share information
We don't sell your personal information for money. We share it only as needed for the purposes above, with:
- Prospective note buyers, investors and funding partners. We may share your name and contact information, together with details about your note, property and payment history, so they can evaluate your note, make an offer, or buy all or part of it.
- Companies that help complete a sale, such as appraisers, title insurance companies, title and escrow agents, closing attorneys and loan servicers.
- Companies that help us run our business, such as our website host, our email provider, Google Maps Platform and VocalVideo. They may use the information only to provide their services to us.
- Professional advisers, such as lawyers and accountants.
- Government authorities or others, when we believe the law requires it, or to protect the rights, property or safety of Breezy, our customers or others.
- A buyer or successor of our business, if Breezy is sold or merged.
- Anyone else, with your permission.
Calls, emails and texts
If you give us your phone number or email address, we may call, email or text you about your request. We don't use automated dialing or marketing text campaigns. You can ask us to stop contacting you at any time. Just tell us on a call, reply to our email or text, or contact us using the details below.
How long we keep information
We keep personal information as long as we need it to respond to your request, complete and document any sale, and meet legal, tax and business-record requirements. After that, we delete it or remove the details that identify you.
How we protect information
We use reasonable safeguards to protect personal information, including encrypted (HTTPS) connections to the Site and access limited to the people who need it. No website or storage system is completely secure, so we can't guarantee absolute security.
Your choices
You can ask us to:
- tell you what personal information we have about you;
- correct information that's wrong; or
- delete your information, unless we need to keep it for legal or business-record reasons.
To make a request, contact us using the details below. We may need to confirm your identity first. We won't treat you differently for making a request.

The Site is meant for adults. We don't knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we'll delete it.
