Frequently Asked Questions
Straight answers about selling a seller-financed mortgage note.
Getting an offer
Why isn’t my offer the same as my unpaid balance?
Your cash offer is based on what your future payments are worth today. Think of it as the choice between $500 a month for 20 years or a lump sum now: money in hand today is worth more than the same amount spread over decades. That’s why your offer will be different from the unpaid balance. We look at the interest rate, the remaining term, the borrower’s payment history and the property, and we’re happy to walk you through how we arrived at your offer.
Will selling my note affect the borrower?
No. The note’s terms stay exactly the same: the same payment, interest rate and schedule. The only change is who the borrower sends payments to, and they’ll be told how and where to pay.
How long does it take to receive an offer?
Once we have the information we need, you’ll typically receive your personalized offer within one to two business days. Breezy personally reviews every offer before it’s sent to you.
Can I sell just part of my note?
Often, yes. Depending on your note’s details, Breezy may be able to purchase a set number of your upcoming payments. Breezy collects those payments, and once they’ve been paid, the note and any remaining payments return to you.
Is there any cost or commitment to request an offer?
No. Requesting an offer is free, and you decide whether to move forward.
Can you still buy my note if payments have been late?
Yes, in many cases. Some late payments are common, and they don’t rule out an offer. We review each note individually and look at the whole picture.
What if the borrower couldn’t make the balloon payment?
You’re not alone; it happens more often than you might think. We can still make an offer on a note when the balloon payment wasn’t paid when it came due. Just mention it when you request an offer, or give us a call.
Will you buy a newer note?
Yes. We can even prepare an offer before the first payment has been made.
What if the property taxes are behind?
Often, that doesn’t prevent a purchase. Tell us about it, and we’ll explain how it’s handled.
Selling your note
How does the purchase process work?
If you accept your offer, we’ll prepare a simple purchase agreement and ask for a copy of your promissory note. We’ll order title work and an exterior-only appraisal, and verify the details. Then we schedule the closing.
Will it cost me anything to sell my note?
No. Breezy pays the costs of the sale, including title insurance, the exterior-only appraisal, closing fees and recording fees.
How long does it take to close?
Our current average time to close is about 21 days from the signed purchase agreement, and our agreement allows up to 30 days.
What documents will I need?
After you accept an offer, we’ll ask for a copy of the promissory note and a record of the payments you’ve received. That can be bank deposit records, servicing statements, or whatever records you keep. If you have the settlement statement from the original sale, it helps, but it isn’t required.
Will you contact the borrower?
Contacting the borrower is often not required. If it is, we’ll only do so with your permission, after we’re under contract and before closing.
Does my spouse have to sign?
If the note is payable to both you and your spouse, you’ll both need to sign the purchase agreement.
Where does the closing take place?
At a title company or attorney’s office. If you’re not near the property, the title company can often arrange for a notary to meet you.
How will I receive my money?
At closing, you’ll receive your funds by wire transfer, or by check if you prefer. The title company confirms your payment details before closing, so you’ll know exactly how and when to expect it.
Can I sell a note I inherited, or one held in a trust or estate?
Yes. We’ll just need documents showing who has the authority to sell. For a trust, that’s usually the trust document and the trustee’s information. For an estate, it’s usually court papers naming the executor, also called the personal representative. We’ll walk you through what’s needed, and if an attorney is handling the estate, we’re happy to work with them.
